Maintenance Reports
Our properties are subjected to all that the Northern Weather provides and as such, buildings deserve regular maintenance checks. Most importantly, finding issues early may prevent expensive damage repairs.
Period homes have endured seasonal conditions for decades. Moreover, historic properties may have been neglected from maintenance from previous Custodian Owners – who may simply have been unaware of some key checks required.
Addressing a potential issue early can be a cost-effective way to monitor and resolve minor works before they become major works. This also offers peace of mind and can aid a programme of works to be planned for future months or years.
We are able to provide a maintenance review upon your property to assess requirements and offer our advice. We can undertake a survey to varying levels of involvement depending upon your budget and concerns.
A physical assessment with full access could address problem areas that would usually require special equipment. Common areas of failure are therefore high-level gutters, downpipes, leadwork and Chimneys.

Damp Issues
If your property has a damp issue, then we are able to investigate. Generally, this can involve stripping away previous attempts at repairs often made with incorrect materials. For example, where Cement has been used in heritage buildings, it is potentially damaging to the fabric of the building.
It should be noted that we DO NOT advocate the use of damp proof courses. These are a system installed at great expense to the property owner that carries water away from the building. However, this does not solve the problem! The water needs to be prevented in getting to the building – typically by excavating the earth away from the property. For example, by creating a French Drain.
