In an exposed Valley in the outskirts of Bolton, this converted barn was suffering from water ingress. The owners had correctly identified two corners of the building worst affected, and tasked us with lime repointing. We erected a scaffold due to the height of the building and the area to cover.
The stone was showing signs of damage caused by the hardened cement pointing. We hacked out the old hardened cement mortar and cleaned out the joints. We deep filled and packed the open joints with lime mortar and clean stone prior to finish face repointing with Lime.
Our lime mix consisted only of lime, sand and water. The area was well sheeted with hessian protection that was kept moist as the weather had been extremely hot in periods through the summer.
A stone lintel above a ground floor window needed replacing. The windows had generally been sized incorrectly so we spent time filling voids. Although our area of repointing incorporated a few openings, we undertook lime repointing around two further windows which had also been suffering from water damage.
Stone Slate Roof Patch Repairs were made to address broken and slipped slates. These were replaced with handpicked reclaimed slates. Stone Ridges were removed and cleaned to be rebed on a lime mix.
Finally, the cement fillet to the peak of the front gable was removed and protruding batten ends cut back. This was then filleted in a lime mix to cover the joints and suit the mortar pointing. Whilst the scaffolding was in place for these works the client also chose to repoint the peak.
